Master Bedroom with Ensuite Loft Conversion

Astwood Bank is a beautiful village on the border of Redditch, offering excellent local amenities and an outstanding Ofsted-rated primary school, ideal for our customer’s growing young family.  With rising house prices, relocating simply wasn’t an option.  Instead, the homeowners contacted Charles Grosvenor Loft Conversion Specialists to explore how a new master bedroom with a luxury ensuite could provide the additional space they needed while making the most of the stunning countryside views.

Planning and design challenges

The planning process progressed smoothly, with Council approval, Building Control consent and the Party Wall Agreement all secured, even though the neighbouring property was part-owned.

However, the process revealed an unexpected challenge:  although the customer owned their home, they did not own the land it stands on.  The Land Lease Owner initially raised concerns that the proposed building works might alter the external appearance of the property.

A design solution that preserved the original roofline

To address these concerns, our design team produced detailed loft conversion plans featuring VELUX roof windows instead of altering the roof structure.  This approach maintained the original roof shape, ensuring minimal visual impact while still delivering a  bright, spacious interior.

The Land Lease Owner approved the plans, allowing the project to move forward.  Thanks to the existing roof height, we were able to create a generous master bedroom and ensuite without compromising headroom or layout.

Expert craftsmanship and smart use of space

Building Regulations required us to adjust the bathroom wall slightly to ensure the bespoke handmade staircase would fit seamlessly from the first floor up to the new loft room.  This small modification had no impact on the practicality or comfort of the bathroom, and the staircase now flows perfectly into the new master suite.
