Step 1:

This ensures your loft conversion is not only achievable — but practical, safe and tailored to your home.

What Happens During the Feasibility Survey?

One of our experienced surveyors will visit your home to:
• Assess your existing loft structure and roof type
• Measure available head height and structural spans
• Identify load-bearing walls
• Discuss how you intend to use the new space
• Review access options from the existing landing
• Explore dormer, VELUX or roofline alteration possibilities

We regularly convert:

Step 2:

Planning Permission and Building Regulations

Many homeowners are unsure whether planning permission is required. We handle the entire process for you.

Do You Need Planning Permission for a Loft Conversion?

Not always.

Many loft conversions fall under Permitted Development Rights, allowing you to extend within certain volume limits. Where this applies, we apply for a Certificate of Lawful Development for your protection.

Where full planning approval is required, we:
• Prepare and submit all documentation

All loft conversions require Building Regulations approval, regardless of planning status.

Step 3:

The Construction Phase - Building Your Loft Conversion

This is where your home begins its transformation. Our dedicated loft conversion team manages the entire build, following a structured and carefully engineered process.

Your project manager will meet you 2-3 weeks before the start date to:

• Review plans in detail
• Confirm staircase design and finishes
• Discuss scaffolding access
• Confirm window specifications
• Finalise internal details
 
Scaffolding is erected prior to commencement, and materials are delivered directly to site. Where required, cranes lift materials safely into position.

Structural Floor Construction​

A new suspended floor is installed that transfers all structural loads to proven load-bearing walls — never to your existing ceilings.

• Large timber or steel support beams (engineer specified)
• Premium timber joists
• Tongue-and-groove floor-grade chipboard
• Fibreglass quilt insulation to reduce sound transfer

This approach minimises vibration, prevents ceiling cracking below, and ensures long-term durability.

Dormer Loft Conversions​

Dormers are one of the most popular loft conversion types in the UK, because they significantly increase headroom and usable floor space.

• Build robust 100mm x 50mm timber framing
• Reinforce cheeks with plywood gussets
• Install timber roof joists sized to span requirements
• Apply 3-layer torch-on felt bonded to 8mm plywood decking
• Fit vertical tile cladding matched to your home
• Install traditional lead flashings and soakers

This ensures weatherproofing, structural integrity and long-term performance.

Roof Windows & Natural Light

Where dormers are not required, high-quality roof windows provide light and ventilation without altering the roofline.

Bespoke Staircase Design & Installation

A loft conversion staircase is critical to both safety and design flow.

Each staircase is:
• Custom designed
• Manufactured in our dedicated workshop
• Built in a variety of materials, including softwood or hardwood

• Installed seamlessly over existing stairs where appropriate

Electrical Installation (Part P Certified)

Step 4:

Plastering, Finishing & Completion

The Local Authority Building Inspector conducts a final inspection and issues your official Completion Certificate.

Finally:
• All surplus materials are removed
• Scaffolding is dismantled
• Your new loft space is ready to enjoy!
